Every side of the deal, under one advisor.
For twenty-five years I've acquired, financed, repositioned, managed, and sold real estate across the South Bay and greater Los Angeles. That full-cycle experience is what I bring to every owner and investor I work with: guidance from someone who has actually operated and managed the assets, not only listed them.
Twenty-five years on every side of the table.
I've bought distressed assets, notes, and judgments. I've helped finance deals other lenders passed on. I've renovated and repositioned apartment communities, managed the buildings month to month, and taken assets through the entire transaction cycle.
When you are making a real decision about a property, that perspective changes the quality of the advice. You are not getting a pitch. You are getting judgment built from owning the outcome.

Gluck Building Company, The Equity Investment Group, Barshay Real Estate, Anacapa Realty Investments, Barshay & Peters Management Company, and now Lyon Stahl Investment Real Estate. The full story, the timeline, and how I evaluate an opportunity.
Trusted on every side of the deal.
Owners, buyers, investors, partners, and the professionals who refer them.
Adam has managed our buildings for years. Rent gets collected, problems get handled before they become expensive, and I always know where we stand. It's the closest thing to owning the property without the headaches.
We'd owned the building for over twenty years and had no idea what it was really worth. Adam priced it off the actual operations, found the right buyer, and got us through escrow without drama.
Adam told me which deals not to buy. That's what made me trust him on the one we did buy. He underwrites like the money is his own.
I've invested alongside Adam in several partnerships. He's in the building, on the renovation, and on the numbers. The returns have been strong and the communication has been better.
We were in a hard spot with a loan and a property that wasn't performing. Adam laid out every option, told us what he would do, and helped us get to the other side.
I refer clients to Adam because he gives them straight answers and protects their interests. In twenty years of practice, that combination is rarer than it should be.
Looking at a property, a portfolio, or a financing decision?
Bring me the situation. I'll tell you straight how I'd look at it and where the real value is.
Apartment and investment sales, advised by an owner.
I represent owners, investors, and buyers in multifamily and investment real estate across the South Bay and Los Angeles. Because I'm an owner/operator myself, I read a property the way an investor does. My practice is affiliated with Lyon Stahl Investment Real Estate, one of the most active multifamily brokerages in Southern California.
Pricing built on operations, not optimism.
Rent roll, expenses, deferred maintenance, realistic upside, and the path to the right buyer pool. I've sat on every side of that analysis as an owner, a manager, and a broker, so the number I give you is the one I'd act on myself.
From positioning a building to coordinating the transaction through close, my job is to remove surprises and protect your outcome.
Investment sales strengths
- Apartment building sales strategy
- Valuation and pricing guidance
- Investor and owner-user buyer outreach
- Rent roll and expense review

Investment partnerships that buy, reposition, and hold.
Alongside my brokerage and management work, I sponsor and co-invest in real estate partnerships, pooling capital with investors to acquire and reposition multifamily assets across the South Bay and select Southern California markets through Anacapa.
Capital, paired with someone who runs the asset.
Anacapa Realty Investments is a Southern California-focused real estate investment company based in Manhattan Beach, California. The company specializes in the acquisition and long-term ownership of multifamily and commercial properties, with a focus on generating superior risk-adjusted returns through value-driven rehabilitation, active management, and strategic investment in markets with favorable long-term fundamentals.
Anacapa's mission is to create value for its investors by pursuing value-add opportunities and actively managing stabilized assets to grow NOI, maximize cash flow, and drive long-term increases in asset value.
Investors get more than a sponsor. They get an operator who underwrites the deal, executes the renovation, and manages the building through the hold.
How I work a deal
- Sourcing and disciplined underwriting
- Value-add repositioning and execution
- Hands-on asset and property operations
- Alignment with investor partners
Current and past offerings live on the Anacapa site.
Offerings are made available to qualified investors as they come together. See the current detail and history.

An owner and investor first.
Twenty-five years of buying, financing, renovating, managing, and selling real estate in the South Bay and greater Los Angeles, and the perspective that comes from having done every step personally.
In my own words.
Real estate has been my business for more than 25 years, but I've always approached it first as an owner and investor. I've bought properties that worked and properties that taught me lessons. I've dealt with difficult loans, renovations, tenants, changing regulations, market cycles, and complicated transactions. That experience shapes the advice I give clients today.
My goal isn't to convince someone to buy, sell, refinance, or hire me. It's to help them understand their options and make a good real estate decision.
How I evaluate an opportunity
From an owner's perspective, every time.
- Current operations
- Realistic upside
- Financing
- Long-term exit strategy
A practical, deal-focused career.
The short version is below. Select any chapter to read the full story.
1999–2002Gluck Building CompanyProject manager, commercial and industrial construction.
Adam Barshay began his real estate career more than 25 years ago as a project manager at Gluck Building Company, where he collaborated with and directed developers, architects, corporate clients, and subcontractors on the construction of commercial and industrial properties and tenant improvement build-outs.
2002The Equity Investment GroupForeclosures, bankruptcies, notes, and judgments.
In 2002 he formed his first real estate investment vehicle, The Equity Investment Group, specializing in distressed assets such as foreclosures, bankruptcies, notes, and judgments, the corner of the market where you learn how value, debt, and risk actually behave. Adam has since invested in more than 200 properties throughout Southern California, many of which required significant rehabilitation.
2002Barshay Real EstateBrokerage and investment.
Adam formed Barshay Real Estate, Inc. in 2002, initially to meet the brokerage needs of friends and family and to bring that critical component of real estate investing in-house. Since its inception, Barshay Real Estate has transacted more than $500 million in real estate investment and residential sales on behalf of its principals and clients.
2009Anacapa VenturesDistressed assets, REO, and value-add properties.
In 2009, Adam formed Anacapa Ventures to capitalize on the opportunities created by the collapse of the real estate market, at what turned out to be the start of what would later be called the Great Recession. The entity focused on acquiring distressed assets, REO, and value-add properties across the greater Los Angeles market.
2011Anacapa Realty InvestmentsMultifamily apartment acquisitions.
In 2011, with the Federal Reserve holding interest rates at historic lows, Adam saw a lack of affordability in residential housing that pointed to rising demand for apartment rentals. He formed Anacapa Realty Investments to focus on acquiring multifamily apartment buildings in the Los Angeles market.
Over the last decade, Adam and his partnerships have acquired and repositioned more than 500 units. These partnerships have achieved superior risk-adjusted returns through value-driven rehabilitation, carving out a well-respected niche in the Southern California multifamily marketplace. He has also partnered on multiple ground-up construction projects, including retail centers, medical office, and residential developments.
2016Barshay & Peters Management CompanyManagement and maintenance of multifamily, residential, and commercial property.
In 2016 he formed Barshay & Peters Management Company, Inc., a real estate management corporation specializing in multifamily, residential, and commercial property.
2018ApartmentBuildings.comTechnology platform marketing apartment buildings for sale.
In 2018 he partnered with ApartmentBuildings.com, a technology company that markets apartment buildings and multifamily land for sale, connecting brokers with investors.
2026Lyon Stahl Investment Real EstateOne of Southern California’s most active multifamily brokerage platforms.
In 2026, Adam partnered with Lyon Stahl Investment Real Estate, giving his clients access to one of Southern California's most active multifamily brokerage platforms, including extensive buyer relationships, market intelligence, off-market opportunities, and 1031 exchange expertise.
PersonalAbout AdamHermosa Beach, family, soccer, the water, and the occasional expedition.
Originally from Los Angeles and a graduate of UC Santa Barbara, I now call Hermosa Beach home, where I live with my wife, Bobbi Jean, our two boys, Jaxon and Brody, and our Bernedoodle, Rusty. Spending time with family and friends is a big part of my life, and you can often find us enjoying a beach day at Longfellow. I love getting to know people, hearing their stories, and finding common ground. You’ll also find me supporting the U.S. national soccer team or LAFC (Los Angeles Football Club), still getting out on the soccer field, though my body occasionally questions that decision, or spending as much time in the ocean as possible.
I’ve always enjoyed pushing myself and embracing new challenges, from rafting the Grand Canyon to mountaineering expeditions reaching 20,000 feet in Argentina and Ecuador. Closer to home, I enjoy diving into a good CIA book, exploring personal growth and biohacking, and deepening my knowledge of real estate.
Whether through adventure, reading, or conversations with others, I’m always looking for opportunities to learn something new and improve a little each day. I believe in taking on challenges: “If you are willing to do only what’s easy, life will be hard. But if you are willing to do what’s hard, life will be easy.” And along the way, I keep a simple outlook: sometimes you win, sometimes you learn.
Adam draws on his personal investment experience for the benefit of his partners, investors, and clients in every deal he transacts on their behalf. He has experience in all facets of real estate and represents the people he works for as if every dollar he is responsible for were his own. He has advised and co-invested with entertainers, athletes, attorneys, doctors, corporate businesses, and high-net-worth foreign investors.
Adam looks forward to continuing to help his clients and partners grow their legacies through real estate.
